Q: can my landlord terminate lease stating he sold home if he has not? only to move other Tenants in?

I was giving a letter stating he was terminating the lease because he sold the home and the new owners wanted to live in the property. However he did not sell the home and plans to move new tenants in.

A: Selling a home does not give the owner or new owner a basis to terminate existing lease rights. Any current written lease will continue in full force until the expiration date stated in the written lease. A tenant would not have to leave, and the owner has no right to force tenant out, until the expiration date. Tenant should explain that to the owner. If the tenant does not have a written lease, or is a month to month tenant, then the owner can terminate the tenancy at the end of any month by giving at least 30 days written notice to tenant. Notice given today on 11/4 would be effective to terminate the month to month tenancy on 12/31. If tenant was not out on 1/1, owner could give tenant a notice to vacate, and if tenant did not leave, then file an eviction action.
