Crestline, OH asked in Landlord - Tenant for Ohio

Q: Rent/ecsrow

We are current living in my parents camper due to a unknown to us eviction in 2020. My dad wants us to pay rent. Catcher we had to buy a small space heater due to no working heater in camper, we've had to buy plastic for windows, insulation board, weathering straps to put on the door. All the weather proofing is due to leaking roof, and holes in the wall(not done by us) Recently we've had to buy stuff to fix the toilet just so that's workable. He refuses to fix anything. We lost a lot of money mid year last year due to trying to get a place and had issues with landlord and other things. Unfortunately we don't have receipts but have bank statements of when we went to Menards for the repair stuff. What can/should we do? I should also note there has been no lease signed it's all been verbal communication

A: If there is no written lease, then it is a month to month tenancy that can be terminated by either landlord or tenant by giving 30 days written notice. If you refuse to pay rent, landlord can terminate the lease and evict you. An eviction filing would make it difficult for you to rent from a landlord who checks the court records. If there are problems that landlord won't fix, you can give notice to terminate the lease and move elsewhere. If you were paying rent, you could pay your rent into escrow with the local court, which would then have landlord come in to explain what is being done to fix the problem. But if you aren't paying rent, that option is not available. You might call the local board of health or building inspector, but they might determine the camper to be not livable, and order you to leave.
