Q: Is it possible to request 2 checks from the title company for the sale of a house with two siblings?

I have a quick question. I have a house under contract for $155K we should clear after costs around $142K, according to the calculators. My sister and I own the house. She has put $37K in repairs on the house and feels like she should only give my sibling and I $25K on the sale of the house although I have paid all of the bills on the house for the past 10 years and have put in labor & have also paid around 10K in repairs, I do not want a refund for what I spent. The house will have three payees, the house has no mortgage.

I want to know if it is possible to request 2 checks equally when the contract is satisfied from the title company, a check in her name and my name? I will split the check equally with my other sibling. My sister will receive the other payment, it will cover money she spent on repairs and her share from her portion and keep the remaining balance. Is this possible to request 2 checks equal amounts to avoid conflict for a smooth transaction from the title company?

A: Ask the title company. Does that make sense to you?
