Inola, OK asked in Real Estate Law for Colorado

Q: Who would review offers when it states in the description of the property that all offers will be reviewed on Feb 29th?

I am wanting to make an offer on a piece of property. I feel the agent that has it listed is only going through the motions. He has told the person helping me that waiting to see the house in ludicrious. He is the one that has it listed. He doesn't have the keys says that the property is being sold as is and the seller, who is a large petroleum company, doesn't think the house is worth anything. My family has bought property and fixed it up for years. I am sure he wants to buy it and will tear down the structures and subdivide. Please advise.

A: The seller is the party that reviews, so presumably this is the petroleum company. I can think of two reasons why the broker is acting disinterested. One, the land is undermined and the home may not be habitable. Two, with the decline in oil prices the company is cash strapped. In either case, proceed with caution and make sure that the land is free from encumbrances.
