West New York, NJ asked in Landlord - Tenant for New Jersey

Q: If my LL ask me to vacate on or before "June 30th," am I in breach of contract for leaving at end of month?

Hi, the building I live in, which is a three unit house was purchased recently. The new landlord plans to owner occupy, so they have sent me a notice to vacate with the language "PLEASE TAKE NOTICE that on or before June 30, 2016 you are to quit and vacate the premises now occupied by you as a tenant...."

"DEMAND IS HEREBY MADE that you deliver up the peaceable possession thereof to the owner on that date, as of which date you present tenancy is hereby terminated...."

Last weekend I went searching for apartments found one I liked, applied, and informed him that I would be moving out (in accordance with that order) by the end of the month. He informed me that he may withhold my deposit as I would be breaking my lease. He also mentioned that he intended for the letter to just say on June 30th, but he had his attorneys send the letter without looking at it.
