Q: Selling comml property in CA using only a real estate attorney?

I represent trustees of an estate that are selling a small commercial property in CA.

We have 4 prospective buyers lined up, so it looks like no marketing is required.

The trustees have little knowledge of comm'l real estate, so we would like to hire someone to take the deal the whole way -- from negotiating a selling price btw potential buyers ...to the closing table. We're aware that a comml RE broker could handle that, but we're wondering if that job could be 100% covered by a real estate atty in CA.

1) Is negotiating btw potential buyers outside a RE atty job description in CA?

2) Would a RE atty also need some kind of real estate license to execute a comm'l property sale in CA?

I understand the answer might vary by state, so please chime in if you know CA specifics & rules -- thanks!
