Q: Bought house. Closing docs say owner to inspect and repair boiler. He didn't do it. Now costing me $7k. Is he liable?
I bought a house 11 months ago. The closing documents stated the owner needed to inspect and repair boiler prior to closing. He did not do so. closing documents say this requirement "survives" closing. I had it inspected by 4 boiler companies with quotes ranging from $6775 to $100k. It has a leak and cannot be fixed as it's an old foreign boiler with no parts. I also have texts from the owner stating that he was shopping for boilers prior to sale which to me indicates he knew the boiler had a problem. Thank you
