Q: Is there a maximum time duration of a real estate contract to list a property?
I am a broker is a class and there is a question if there is a limit to a listing agreement. I had read something about Colorado having a 1 year term for contracts. Is that true?
A: The term of the listing is defined by the listing contract. Colorado prevents an indefinite listing agreements, but does not give a firm cut-off period. Look at the approved listing agreement form the CO Division of Real Estate--section 3: https://www.colorado.gov/pacific/dora/division-real-estate-contracts-and-forms . Standard terms are usually 6-9 months for most homes. Some remote locations and/or very expensive homes can have a 1-2 year listing. Again, this term (like the commission) is negotiated between the broker and seller.
