Q: Bought a house in NJ 8 months ago, 2nd floor was a new addon before i bought it, there are problems, can i sue?

2nd floor was an addon and not only did my inspector miss that there is no airflow on 90% on the 2nd floor, but the township passed this and the sellers agent was part of the sellers group, they took alot of short cuts and lied to the township that they were going to live here instead of flip the house. my agent talked us into buying the house as is, did we sign out rights away? the township should have never passed the hvac in this house. the homeowner def knew there was a leak coming from the foundation in basement but still signed off that everything was good. Everytime I came to the house the basement windowns were open again, even though I would close them. Among other things wrong with the house (shotty workman ship throughout)

Do I have any legal recourse or am I stuck repairing a house that was listed as brand new with nothing to do --still have the listing which was basically a total lie
