Omaha, NE asked in Business Formation for Nebraska

Q: I want to start a vacation rental (AirBNB, VRBO) management company in Nebraska.

Basically I would just manage the listings and cleaning. Do I need a real estate brokers license or any other licenses for this?

A: What licenses you may need depends on the specific structure of your business. If you are only listing, renting and cleaning a couple of properties that you personally own, you may need need a broker license or similar license. If you are doing such with property owned by others, you may very likely need this type of licensing. Whenever you start a company you should speak with an attorney and CPA that regularly work with start up businesses. In addition to licensing, they may be inspections, tax documents, and other requirements that you likely would be unaware of without speaking with a professional. There may also be incentives that you'll miss or not qualify for if you don't speak with a professional. One great incentive that can be worth up to a $10k tax credit is the Nebraska Advantage Microenterprise Tax Credit that many people who try to start their business without professional help don't qualify for as they failed to meet the requirements in the required time frames.
