West Jordan, UT asked in Contracts and Landlord - Tenant for Utah

Q: My landlord threatened to end our lease agreement although it doesn't say anywhere in the contract that he can do that?

he doesnt want to fulfill what's in the contract. He gave me options whether I stop asking him for things based on the contract or he will take me to court and exercise the letter of law. I am a paying tenant, I never pay my rent late, even during my business' shutdown due to COVID19. I am currently renting a commercial space and I have a 5 year agreement. This landlord has harassed me, threatened me, and refused to repair and maintain his building in a timely manner. I just moved into this building December 2019 and officially opened for business 01/31/2020. I am beyond frustrated because I just reopen my business and the building requires repair and upgrade. The city code enforcer told me that his building is not up to code because he doesn't give my business a suite# then PD and ambulance/ fire department won't be able to identify my building, so this is becoming a safety issue. The city officer offered me help to start the process. I am not sure how this will end up.

A: Hello,

I am sorry that you are in this situation. I am not sure that you have a question in your comments. It does sound like you are on the right side of the law and you could start enforcing the breach of contract actions that are most likely listed in your agreement. Maybe there is a mediation prior to litigation or if not you can take the matter to small claims court.

You need to reread your lease agreement and be familiar with what the remedies for breach of contract are. I hope this helps and good luck.
