Answered

A: I recommend hiring an attorney to draft and record an Affidavit of Heirship. Then sell the property. If the purchaser and his title company demands Probate, then sell to someone else. Do not execute a TN Residential Disclosure Statement as you have no knowledge of the actual condition of the house.
