Q: Is it legal for my landlord to keep coming in my backyard without 24 hour notice?
My landlord keeps coming into my backyard without notice and then demanding me do certain things to the lawn or else they will charge me 300$ while only giving me a day or 2. I never get an inspection notice. When a new tenant moved into the basement apartment, they decided to divvy up the yard work by putting an addendum in the new tenants lease. I never signed this addendum yet they are trying to make me do way more than half of the yard work which was originally what was decided when I moved in. She claims that “since I pay more than the bottom tenant they decided to make us do more yard work”. This not how it was when I signed the lease. In the lease they say they can COME IN the house without any notice for any reason they want. If we move out, we have to keep paying rent till they get a new tenant. Is any of these illegal?
A: The Landlord is legally required to follow the lease you signed with them. An agreement between the landlord and an additional tenant cannot change your lease.
If the landlord refuses to follow the lease you signed with them, you have the right to terminate the lease and move. You could try to sue to make the landlord follow the lease, but this is expensive and messy.
