Asked in Landlord - Tenant for Utah

Q: My landlord is not making repairs that as a renter aren't to my knowledge my responsibility. What do I do.

My landlord has become somewhat unruly to say the least she refuses to make any repairs to my mobile home that needs to be made saying that she doesn't charge me maximum rent because it helps me save money for the repairs that could potentially come up she's also threatens to evict over tenants that no longer live here and have been evicted but we're never trespassed from the property. But I digress, my home is becoming unsafe for my disabled son and in numerous ways almost unlivable our bathroom floor is caving in our water heater just broke and is leaking water all over and my bathtub drains onto the ground underneath my mobile home.
