Q: In Chicago, vacant property has owners that have been deceased 12 years, no probate filed in the county.
I'm interested in a vacant property sitting empty 12 years. The deceased owners are still on the title and there has been no transfer after they both died 12 years ago. There are no liens or mortgages. It's in danger of falling into complete disrepair. This is in Chicago, IL, in Cook County. I found out through research with the tax collector that a daughter-in-law has been paying the hefty property taxes in the deceased owners name listing the vacant address for 12 years and there has been no delinquency, but the building department has written a citation for a vacant building with no follow up in 2022. There is no probate or will filed in Cook County for either owner. The two owners died in Cook County. Have any laws been violated, and who would be responsible for forcing a resolution so the property doesn't continue to sit vacant? I'd hate to see this vintage building get condemned. How do I find out if this is in probate, or if there's a will filed in another county?
