Q: Lease states tenants will have the option to rent a second year at same rate and terms.Do I have to renew their lease?

term of the rental will begin on April 1st, 2014, and end on March 31st, 2015.  If Tenant vacates before the term ends, Tenant will be liable for the balance of the rent for the remainder of the term.  Tenant has the option to rent for a second year at the same monthly rental amount under same terms of this agreement."

Does that require me to give them another lease term? Or does it mean if I offer them another term, it will be at the same monthly amount and terms?

A: Looks like you're on the line if they want to stay. That is, unless they violate some other term of their lease agreement.

...why would you use such a horrible contract? Please have an attorney draft you a new lease agreement so you don't run into this situation again.
