Q: Are all properties in a life tenant's name vulnerable to a personal injury lawsuit if tenant failed to upkeep a property

I'm the beneficiary to the family home and several rental properties. Lawyer miss deeded properties to all siblings and mother. Quick fix-quit claim property back to rightful heir, but mother didn't quit claim. Mother instead gave herself life estate when she was willed life residency.

Questions: 1. Since mother was added to the deed of a property she didn't own, does that invalidate her life estate deed?

2. If mother is sued due to a personal injury on one of the rental properties, are all properties that list her as life estate vulberable to the lawsuit? What does that mean for the listed remainderman?

Mother can't financially upkeep rentals. I want to Heloc the family home to pay for nearly $100K in repairs and mother is refusing to allow this.
