Q: Can a landlord in Oregon evict a tenant if they refuse to follow house rules that are not legal?

I am renting a room in Aloha that belongs to an marginalization called "Fairhaven Recovery Homes". Essentially its a clean and sober house. I am on Social Security so my income is guaranteed. Now I haven't had any legal trouble in over 6 years and I am not on probation. I do not drink or use drugs so I have no problem with those type of rules but the owner John expects me to get up at 7AM every day and leave the house and be gone till 4PM. He also expects me to go volunteer my time at some church or food bank for 22 hours every month and theres a curfew (we can't be out past 10PM). The person in charge of the house Kevin claims that I have to follow the rules because the Oregon Landlord Tenant laws do not apply that there are "Oregon Program Laws" in effect. I am pretty sure he doesn't know what hes talking about.

A: Most landlord-tenant relationships in Oregon are governed by the Oregon Residential Landlord-Tenant Act. However, there are a few exceptions. One exception is occupancy at an institution, public or private, if incidental to the provision of medical, geriatric, educational, counseling, religious or similar service, but not including residence in off-campus nondormitory housing.

Another exception is occupancy by a member of a fraternal or social organization in the portion of a structure operated for the benefit of the organization.

If your tenancy falls under either of those two categories, you may not be entitled to the regular landlord-tenant rules and protections. You should consult a landlord-tenant attorney before you can know for sure.
