A: Yes. You can sell the home for whatever you want to sell it for to anyone. As long as the mortgage is taken care of. There may be a gift tax issue if more than $13,000 is given to the son. There may also be an issue regarding realty transfer taxes - I don't know - I do not handle real estate closings. This would be an issue for your son to bring up to his real estate attorney who is doing the deed and handling the closing.
