Q: Can an association stop me from allowing a sublease on my townhouse I own?

I currently own a townhome in NJ I am trying to rent out. I have a property management company that is that is interested in leasing for a tenant of one of their properties they need to relocate for a year. The property Management company would be on the lease as they are paying for the rent directly. My association says this is subleasing and is not allowed. In the original bylaws there is nothing in there about subleasing, but the lease rider they are requiring renter to sign says no subletting.

Can an association stop me from subleasing a property I own?
