Q: Chances of getting F1 visa with extensive travel to US and somewhat unique situation?

For the past 10 years I have been working on cruise ships and have both C1D and B1B2 visas. I stayed in US several times, longest for three weeks. I am applying to small, private university for HR master. I am paying for tuition and personal expenses myself, and have funds to cover both years. Family friend is willing to provide room and board and she is US citizent. Since I don't have any property in my home country, no kids, but siblings and I am 40 years old, I feel it would be hard to prove non immigrant intent. Working for US based company and receiving salary in US based bank account, which I use more often than one in my country, and the fact that my friend is refugee specialist working for the state refugee agency perhaps would make things look even worst. What is your opinion?
