Q: I have a roommate with no lease. She pays weekly, sometimes, but I am willing to say she's currant as of last Sunday.

She had become impossible so I have given her a 7 day notice for non renewal. My question is this - can I also give her 7 day non compliance notices for the 2 unauthorized dogs she had in her room and for the suspicious late night visitors she has all the time? (2 nights ago a guy walked right in my house as I was sitting in the dining room at 1230 am and walked to her room without saying a word!) Since there is no written lease prohibiting dogs (although she knows we won't allow more dogs) and guests?

A: No, you cannot give her a notice to quit (move out) for violation of rules that are not in a lease. However the notice you have given her should be sufficient to evict her, if need be.
