Philadelphia, PA asked in Real Estate Law for New Jersey

Q: I need a loophole in NJ condo law for the "developer".

PA resident "developer" built 8 condo units in NJ. Sold 5. 3 units always for sale never any offers. Condo Assn to be formed at sale of 8th. 5 unit owners ganged up on developer for not contributing to dues or keeping a reserve account. Brought it to State. State resolved their portion. 5 owners now threatening to sue developer unless they get a monetary settlement. Developer deceased. Family dealing with it now. Lawyer for family not confident Court is the best option, supports settlement. Family thinks there's a loophole somewhere.
