Q: Can a landlord serve another letter of eviction after they have already served a thirty day no cause of termination?

Can the landlord give more then one notice if you don't pay rent but they already gave one to be out in thirty days

A: Sure. A landlord can issue as many notices as they wish and think are applicable. When I represent landlords, I normally issue as many notices as I can justify, such as a 72 hr. non-payment of rent notice; a 30 day For Cause Notice; and a 30/60/90 day No Cause Notice. This way even if the tenant beats one in court, the time frame has already run or mostly run on the next Notice meaning we will be back in court next week if need be, pursuing a new, different Notice. Hopefully this conveys the message to the tenant that they are going to be evicted sooner or later so why not just get out now and save themselves lots of headaches and expense?
