Q: If a tenant lives in your rental for over a year do you have to give them a 90 day notice to vacate or 30 days

A: If it is not in Portland, and on a month to month (after the year you note), then it is 60 days. See ORS 90.427.

A: If it is a month to month tenancy, then you must provide at least 60 days notice to terminate the tenancy. If the rental is within Portland or Milwaukie city limits, then at least 90 days notice is required.
