Chicago, IL asked in Landlord - Tenant for Illinois

Q: How much I have to pay in hotel bills for my tenant during repairs for water damage? Can I end the month-to-month lease?

I'm a landlord. One apartment is damaged due to a water leak and the repairs will be about a week. The monthly rent is $750. I offered the tenant a hotel and she picked one next to her office at $189 per night. I paid 4 nights and said I'll pay more time if it's needed after further evaluation. Now she asks me also I pay for a parking (she does not have any parking in my apartment and I assume she parks in the street). How much have I to pay? She is in a month to month lease. Can I just end the contract? These 4 nights already cost more than her monthly rent!

A: I would highly recommend consulting with an attorney individually, as this can be a very technical determination that can expose yourself to a great deal of risk if not handled properly. No matter what you do, do not simply end the contract. Consult with a lawyer.
