Q: I'm a pet Groomer and rent a space in a Veterinary Hospital. They Terminated my contract, can they do that?

My three year contract was up. I have 3 employees plus myself working in this space. I've been here for 3 years on great terms, always paid rent when it was due. I pay $1200/yearly on advertising and have close to 500 customers. I've also passed on more than 100 of my customers to this Vet. His receptionist (also his girlfriend), lied to him and told him I referred one of my customers to another Veterinarian, which shouldn't matter if I did because it isn't in my contract what Veterinarian I refer, but it really upset him!

It turns out my contract was up the following month, December, so he Evicted me! I signed the contract and spent SO MUCH MONEY based on me staying there for years. The contract was for me to be month to month after December 7th. Can he just evict me for NO reason? I have been a PERFECT TENANT! My customers of 7 years are distraught, I have lost my business and my employees are jobless because his girlfriend is jealous??? This can't be right :(

A: You facts seem a little confusing.

Bottom line. If your lease is up and you are month to month the landlord can evict you (stop renting to you for any reason or no reason).

For a more detailed review take your contract documents to a tenant attorney in your area.
