Q: Can a landlord forward-emails for estimates for works/ repairs is to be deducted from my security deposit?

She has till 12/31 to give us her receipts, write up, repairs, and refund. Would and email suffice?

A: Certainly she can email you most anything she wants - but it will not legally fulfill her duty to either refund or provide you with a written accounting for what she is keeping from your security deposit. Understand she is not required to provide receipts or even to actually repair any alleged damages, but she does have to account for it so you know how much you are being charged for what and thus have an opportunity to contest it if you wish. Be sure she either has an address to mail it to you at or that you at least have a forwarding order in with the post office. Otherwise she just mails it to you at the old rental address and you will likely never receive it or likely even know that she has. IF you have but still don't receive anything by the first few days of January (check post mark date if you do get anything), consider reviewing it all with a landlord-tenant attorney to see exactly what claims you may have. If you file in court and prevail, you likely will be entitled to not only twice the amounts not refunded or timely accounted for, but also your court costs and attorney's fees. Best of luck.
