Q: If I am a home owner renting a room in my house with no lease agreement, does Oregon law apply to the 30 day notice?

A: Absolutely - all Oregon Landlord-Tenant laws apply to you and your tenant. If you are in the city limits of Portland, you may have additional obligations and time/notice requirements. For example, you don't say what sort of 30 day notice you are referring to but if it is a 30 No Cause Termination of Tenancy, in the City of Portland it has to be a 90 day notice. Plus it has to contain all the legally required information and be lawfully served in order to be enforceable and you cannot accept rent for beyond the termination date or you will likely lose your right to terminate/evict based on that notice. All in all, if you have questions, you may want to review things with a landlord-tenant attorney. Good luck.
