A: Month to month tenancies require at least 90 days advanced written notice to raise rent - but rent increases during the first 12 months of the tenancy are unlawful. Fixed term leases normally specify within them the terms and/or events that happen upon expiration. Usually a lease either automatically renews for another full lease term unless one of the parties notifies the other in advance that they do not wish to renew; or it simply expires and the party is expected to be out or enter into a new lease agreement, upon its terms; or, perhaps most common, unless both parties affirmatively renew or otherwise enter into a new fixed term lease, it automatically converts to a month to month tenancy (requiring the 90 days advanced notice of a rent increase, so long as there are not any increases within the first 12 months of the month to month tenancy).
