Q: I have a "Statutory Warranty Deed" for property purchased 15 years ago at a tax auction from a defunct HOA.
I have two questions regarding my legal rights & obligations.
Question #1: Can my neighbor use this property to put his drift-boat dock on my land?
Question #2: If he should get injured on my property (Lot A) can he sue me?

As to your first question, because a lawyer can be sued for malpractice it is just not a good idea to answer questions like the type you have through anonymous contact on a website where the lawyer can't review the actual documents and ask questions. I certainly wouldn't attempt to answer this type of question and I doubt my colleagues will either. Please call an attorney and make an appointment and discuss this in a proper legal consultation and yes, you will probably have to pay for the lawyers time. But the fee to meet one time isn't going to break the bank.
As to your second question - anyone can sue you for anything any time they want. That doesn't mean their lawsuit is a viable lawsuit. It might be frivolous. You absolutely want to have the most comprehensive property/liability insurance you can afford that has very few limitations or exclusions. Just having good insurance will protect you from even frivolous lawsuits because the insurance company will hire a lawyer to defend you. Buy good insurance and get very high limits of coverage.
