Q: I live in a mobile home com. I have been here 3 months and received 90 day notice of rent increase. Isn't the law a yr?

I thought a month to month lease could not be increased until you had been there a year?

A: You are correct as to most residential landlord-tenant matters - see ORS 90.323. However, assuming you are in a mobile home facility to which ORS 90. 505-90.850 apply (most mobile home parks), then only 90 day advanced notice is required at any point during your tenancy there. It also must specify the amount of the increase; the total amount of the new rent; and the effective date. Plus, of course, it must be lawfully served which means if it was served only by first class mail, an additional 4 days has to be added (including the date of mailing) to the effective date.
