Q: evict tenant in Multnomah County Oregon, how long do I say they have to move out on original written notice to vacate?

A: It is not clear what you are asking or the grounds for terminating the tenancy. If it is a no cause termination, then at least 30 days advanced written notice is required - and the notice must include specific information and be lawfully served. If they have been there a year or longer, then it is 60 days. If the rental dwelling is within the Portland city limits, then at least 90 days notice is required and the location assistance is likely due. Even if it is not, you are required to include notice of the tenant's rights regarding relocation assistance with the notice and additional times throughout the process. Eviction is a highly technical process and any error in law or procedure can result in the eviction lawsuit being tossed out with the landlord owing the tenant's court costs and attorney's fees (which can be thousands of dollars). Any violation of the relocation assistance payment rules can cost 3 months rent, plus any relocation payment due, plus the tenant's court costs and attorney's fees. All in all, you may well want to at least consult with a landlord-tenant attorney. Good luck.
