Q: Yesterday I received a violation notice and right to fix. I also received a cause to terminate notice no right to fix.

One violation was girlfriend staying more than 10 consecutive days. If she comes back can they remove before 60 days or evict?

A: I am not clear what has occurred but a landlord can issue a 30 day for cause termination of tenancy notice giving you 14 days to "cure" the violation or 30 days to get out. If a second violation occurs after day 14 and before day 30, and the tenant is not out on day 30, the landlord is free to file a court action to evict. If the violation is cured but reoccurs after day 30 but within 6 months, the landlord can then issue a 10 day notice to get out, with no right to cure and can proceed to evict if the tenant fails to get out in a timely basis.
