Q: Landlord offered a rent reduction for property improvements. Now he's not honoring the deal and says he will sue.

Before moving out at the end of my lease I updated the property with some permanent improvements at my own expense, with advance notice and approval from the owner/landlord. After the work was done, he sent me an email saying I could deduct the cost from my last rent check. When I shorted the final rent check, he sent me a nasty note saying the rent is late because I didn't pay the full amount and that he would sue for the difference. I reminded him of his offer to reduce the rent and he said that because I didn't reply saying I would take it then it was no longer available. There were no conditions on the offer and his email didn't say that I had to respond. Can he sue me for that?

A: Can he sue you? sure. Will he win? Probably not, as long as you can produce evidence of his email.
