Asked in Real Estate Law for California

Q: If a home inspector lost the ck found it 8 months later behind his desk do I have to write him another ck?

Home inspector threatens to put a lien on my home if I did not submit another ck to him. I never saw the report. After inspector threatened me he emailed me a copy of the report. The report was very small n did not include any important things I found after moving in. Like the Hot water heater was in stalled sitting on ground not raised up to standards, he never mentioned the refrigerator was broken n taped shut sign saying do not open, the stove did not work, whole behind refrigerator 2'×2' wide sprinkler system doesn't work garage door was broken live wires hanging in living room n dining room much more. The report was exactly how my realtor explained on the phone how the inspection went. I complained to my realtor when I moved in she kept replying she w get back to me n never did. I'm so unhappy that I moved into this house nothing but problems n troubles.

A: I have already answered this question. If the home inspector did not or could not deposit the check, it should be cancelled and you should write him another check. Again, be sure the first check was not cashed by someone.
