Q: Non payment of rent
I live in Ohio, but I own a home I rent to an individual in Oklahoma. The lease expired and we have been going month to month. She told us this month she is moving out. She gave us less than 30 days notice and has not paid the months rent. What actions can I take? and I imagine anything would have to be done in Oklahoma.

Advise the tenant that even if you do not sue, you can make an adverse entry on the tenant's credit record, lowering their credit score and making it more difficult to rent from a landlord who checks credit.
