Q: Husband and wife are on the lease agreement. Their 25 year old son is now living with them.

The son was recently witnessed by neighbors shouting profanity in the driveway with no one present. We spoke with the parents and they said it would not happen again. This past weekend the son egged the car of our tenant next door. The tenant contacted use as thy witnessed the event. Tenant was advised to call Sheriff's Office to file a report, which they did, but do not wish to press charges. We want the son evicted from the house as he is an adult living there and is not listed on our lease as a tenant. How can we proceed to evict the son, but not the parents, unless it's required to terminate the lease and evict everyone in the house?

A: You can't; you are not their landlord. You could, however, try to persuade the landlord to do so.
