Q: can i be given a modified 24 hour notice to vacate if i live with an onsite manager who is transfering to another site?

I got tge notice october 23 and was asked to vacate by the 15th of november which is not even 30 days. They also adressed it to sharon cook and i am sharon moore. Is it valid? I sent them a copy of the deposit and reservation fee i paid on a nee place on oct 24 th but cant move in until the 29 th of october. I was told they are not willing to extend me thies extra days . Is there anything i can do? I cannot afford to store my stuff and i have been an excellent tenant fir 11years. Please advise.

A: If the tenancy is related to employment, and it sounds like it is through your roommate, then the regular landlord/tenant laws are not all applicable.

A: I am not clear if you have been paying rent or living in housing provided to another as part of his/her employment and the rules are different. That said, if they will give you until Nov. 15 and you can/will be out Nov. 29, there is not much they can do to force you out sooner, though they can screw up your rental record, etc. if they really want to. They can't file to evict you until November 16 or later. That means your first appearance in court would most likely not be until the week of November 26 sometime. As long as you show up at that first court appearance, they are likely to then agree to having you out on or before Dec. 1st since if they do not agree, they have to go to trial with you still in possession - and they can't get a trial before early December anyway. Questions? Review everything with a local landlord-tenant attorney to learn how to best proceed or, better yet, simply settle everything before a lawsuit is even filed against you. Good luck.
