Q: Does a realtor have a legal obligation to inform his client the homebuyer about homestead filling

Our mortgage payment went up by 37.5 $600 more this month a year and three months after we closed. Our mortgage was also and neither lender informed us. What recourse do have if any?

A: Generally, Realtors are not required to inform buyers that they may have some gift or benefit coming in the future; they are only required to tell buyers about negative aspects of the house or property, like the roof leaks or the property is in a flood zone, or where sink holes open up frequently.

March 31 is the deadline for filing for homestead exemption in Florida. Depending upon exactly when you closed, if you purchased the home 15 months ago the local county tax collector in your are should have notified you of your right to file for Homestead Exemption.
