Miami, FL asked in Landlord - Tenant for Oregon

Q: My complex claims I owe rent from 2018 caused by their system only recently discovered this April? Am I responsible?

I submitted a rent payment in 05/2018 via their online portal. There were no further issues regarding that payment. In April (2019) the manager informed me I owe a rent payment from May 2018 + late fees/reversed charges and only recently declined by my bank in April; Eleven months after the initial submitted transaction.

I'm told if I can prove a payment was paid they'll drop it. The charge in April coincides with a system migrating from their old system to a new one. I told them I think it's an error during migration but I would still cooperate/investigate.

The only evidence given to me are tracing numbers from their internal system. I've requested but not been given any collaborating documentation from a banking institute that would help my bank determine the cause. My bank wasn't able to find any transaction with their info and determined charges never reached their system. Do I still owe last year's rent froman error on their system only recently discovered?

A: The exact details are critical here but as a general rule, there is a 1 year statute of limitations that applies to Oregon landlord-tenant matters. Still, rent is credited first towards the oldest amount due, so legally speaking, you may be one month behind.
