A: Nobody automatically does anything to transfer a house when a person dies. If the person who died had a will, then the person named as the executor should file it with the probate court. If no will, then a family member can file with the probate court to be the administrator of the estate. If nothing happens, and real estate taxes or mortgage is not paid, then it will eventually go to a foreclosure sale.
