Q: I received a 3 strikes 90 day eviction. Do I still have to pay rent for those 90 days?

A: I am unclear what a 3 strike 90 day eviction is (generally 90 day notices are for no-cause termination notices), but regardless, a tenant always owes rent for every day they are in possession of the premises and additionally for any additional days required by a notice of termination of the tenancy, such as a 30 day notice. Just so you are aware, assuming you were given a usual 90 day notice, it terminates your tenancy on a specific date, at least 90 days in the future, NOT that it terminates any time up to the specified date. So if you are out on the specified day 90, no problem. But if you want to vacate before day 90, and pay as little rent as possible, you must provide the landlord with at least 30 days written notice (NOT text or email) prior to your move-out date or you can owe rent until either day 90 on the landlord's notice or thru 30 days after you move out, whichever comes first.
