Q: Can I sue my landlord?

I was promised things that weren't true before signing the lease. Move in day and I can't get ahold of my landlord. Finally my landlord called to tell me the house would be ready in 2 days. A wk went by and it was still not ready but she said I could move in if I didn't mind people working in there. Months go by with no progress. The master closet did not have a closet floor and the bathroom was falling apart. I gave up and finished these things myself (on my dime). My freezer has never worked.I figured out I am paying the electric&gas bill for her airbnb unit, music studio, and the apartment above me(its a multi unit house). She said she would split the bill with me which I did not think was fair as she had 3 other units that I was footing the bill for. We argue back and forth about the amount. Her family accountant told me I could deduct a third from the rent. Then she threatens me with an eviction. I have received several harassing messages. I am breaking the lease.
