Q: Q2: Of my landlords just cause 90 day notice to vacate for renovations..I received your response thank you for that.

I received your response thank you for that. I got the notice posted and mailed 01/24/20 5:30pm & need to be out 04/27/20 by 11:59pm, even though it was before the state of emergency was called do I still have rights? Right now as we speak I’m being tested for the virus due to becoming very sick and showing signs of?? Is there anything I can do? I’m already signed up with housing,etc.??

A: Relax - the Governor has banned enforcing any evictions until at least after June 20, with that date subject to change as the pandemic develops. After that, it is currently unclear how the courts will treat tenants in your situation, though since there are at least hundreds of them across the State, one presumes that there will be a policy announced as the time grows closer. First I would want to confirm your notice is valid and legally compliant. Even if it is, I would argue to the Judge that the whole purpose of the 90 days is to provide you adequate time to find a new place, pack, and make an orderly move - all of which you have been denied, through no fault of your own. I would ask the Judge for another 90 days and see what happens, assuming both that the notice is legally compliant and that you haven't found and moved into a new place before being brought into court after June 20 by the landlord - but that still leaves you 2 months.
