Q: Landlord won't remove ratcoons refuses to awnser my calls

A: You can call the health dept. They might order landlord to take action. But landlord might not do it. You can pay for an exterminator, and then ask landlord for reimbursement. But landlord probably won't pay, so can sue in small claims court. Or you can start paying your rent on time each month into your local court, which will have landlord come in to explain what is being done, and if not enough, they can terminate your lease so you can leave. Check your local court web site for the rent escrow process. If you are on a month to month lease, you can five landlord 30 days notice and then move. If you are not month to month, you can still give landlord notice, then move out, but landlord could sue you for the rent for the remainder of your lease, minus any rent received from re-renting.
