A: Everyone named on the deed must sign a new deed changing the names of the owners. Each signature must be properly notarized and the Philippines has different notarial laws. In order for the Philippine signature to be valid they have to have it notarized at the American Embassy by a Consular Official. You might want to think about hiring an attorney to establish an intervivos trust to hold title to the property and specify how the property is to be used, held or sold and the distribution of the proceeds. Where do you go? You go to a Real Estate attorney in your area.
