Q: Can a seller back out of a sale of her house after inspection and attorney review part of the closing?

No money has exchanged hands. She is still paying off her mortgage to the bank . There is a bit of ambiguity in the contract as to who makes the repairs upon the sale. However, Edison Township states she is responsible for them, of which she is not willing to make. The prospective (house flipping) buyers are instructing her to turn over her house deed Oct. 16. Does she have any recourse to stop the sale even if she may be rightfully subjected to breaking a (good faith clause?) or any additional fees from the prospective buyer or lawyers from either side?

A: At this point, yes, there is no valid contract in place. This happens all the time.
