A: You should search the title for at least the last two conveyances. Apparently he was deeded the property, for which he would not usually sign the Deed himself. Even if it was a mistake, if he has some estate then to extinguish it he will need to convey his interest by deed to you or someone else. You may have to pay him some money for his execution of the deed before a notary.
