A: Generally speaking, most real property does not pass through the estate process. In NC most real property passes directly to the heirs and the estate never is responsible for the property.

A: If the real estate is part of the probate estate, then the administrator must maintain, protect and preserve the property. So the administrator should pay any and all expenses related to the upkeep of the property during the estate administration.
